Head of Property - South West
Purpose of the role:
This is a home based role, with travel across the South West region.
As Head of Property, you will be responsible for leading a team of property professionals in delivering industry leading standards of property management and capital investments across a large portfolio of properties. Your leadership role will span across a defined geographical area with occasional national travel where there is a specific need. You will be required to build strong relationships with all internal stakeholders.
The Head of Property will schedule and allocate the resource required for all projects, whilst being accountable for the project documentation submitted by their team ensuring the highest standards are achieved in terms of content and accuracy. Best value should be paramount for all activity, together with maintaining a high standard of statutory compliance and adherence to CDM regulations. You will also be responsible for programme delivery of development opportunities across your portfolio to ensure that assets are invested appropriately to drive income and maximise lifecycle.
You will develop a robust strategy of cyclical review and enforcement to ensure that your team support our pub partners to deliver regular maintenance of the pub estate and ongoing compliance with their obligations.
The role holder is also responsible for identifying personal development needs of their team and to ensure that an appropriate training and development agenda is delivered to meet these needs. Above all, you will be responsible for ensuring the value of our estate and associated income streams are protected and enhanced through an uncompromising approach to exceptional customer service.
Duties & Responsibilities:
Developing the Estate through Capital Investment
- Deliver investment with the team to meet the needs of the business ensuring projects are accurately briefed and scoped out, presented for approval and delivered on time and to budget ensuring all administration systems are appropriately updated on completion.
- Working in conjunction with your Operational Directors, develop an investment plan which delivers a balanced approach to the Contractual, Lettings and Development requirements of each business and which seeks to improve the retail offer and grow income.
- Ensure that all capital investment activity delivers high quality, innovative solutions which demonstrate VFM in the current marketplace and links closely with the final destination for each property.
- Consider sustainability within significant capital investment projects and incorporate an assessment to improve the decision-making process.
- Working with the Operational Directors, monitor Post Audit and ROI performance of all investment activity, ensuring that corrective actions are taken as necessary.
Asset Protection & Compliance Management
- Deliver a property survey programme that ensures all Pub Partner and Commercial property assets under your responsibility are inspected on an agreed cyclical basis, identifying wants of repair and working with publicans to assist them in delivering their repairing obligations.
- Ensure that all activities conducted by your team focus on a ‘safety first’ approach and that statutory compliance is fully maintained across the estate.

End of Agreement and Condition Management
- Develop a thorough understanding of the end of agreement profile across your given portfolio. Ensure that a planned and pro-active approach is adopted so that all necessary actions are taken to discharge R&M, compliance responsibilities and dilapidations in a timely manner, with minimal cost impact and loss of income through the end of agreement transition process.
Leadership
- Maintain relevant administration, reporting and planning to ensure that all departmental responsibilities are discharged within the agreed guidelines and company policies and procedures.
- Ensure that all investment is delivered in accordance with the investment policy/guidelines and strict adherence to capital and revenue budgets is always maintained.
- Manage our relationships with external consultants and suppliers to ensure that high standards of delivery and service are always achieved, and that every opportunity is taken to achieve ‘best value’.
- Benchmark organisational effectiveness and customer experience and take appropriate action to enhance the service we provide and deliver innovative solutions.
