Assistant Estates Manager - Watford

The Role:
Based in Watford and reporting to the Head of Asset Management with accountability for assisting in the successful management of all Estates matters in the UK comprising over 200 leasehold properties and circa 50 sublet units generating income over £700K.
Working alongside the estates and wider property team this individual will take responsibility for assisting in the day to day management of a variety of different buildings and sublet properties whilst supporting our retail teams in delivering an exceptional customer experience.
Key Responsibilities:
- Assist in managing rent reviews, lease renewals, lease re-gears and extensions in partnership with the Asset Manager and Head of Asset Management.
- Work with the Asset Manager and Head of Asset Management to assist in building and executing the re-gear strategy and build a pipeline of opportunities.
- Contribute and assist the Estates team to minimise rent, rates, insurance and service charges whilst maximising income opportunities.
- Manage a portfolio of nationwide sublets and assist in optimising rental income, dispose of surplus accommodation and maintaining relationships with sub-tenants, ensuring they comply with their lease responsibilities.
- Assist in the production of business cases to justify expenditure and upgrades in the sublet portfolio.
- Act as the main contact for our sub-tenants on all day to day property issues.
- Support our operational teams in resolving issues impacting our customers that requires interaction with neighbours or resolution by landlords.
- Advise the retail and wider property team and internal departments on lease responsibilities including repairs, insurance, user restrictions and alienation clauses.
- Assist the Head of Asset Management in the preparation of budgets for rent, rates, insurance and service charges.
- Maintain portfolio records and assist in building and maintaining property records.
- Instruct and supervise external lawyers, commercial agents, rating surveyors and other property advisors.
Knowledge & Skills Required:
- Experience in managing commercial property in a national multi site business ideally with acquisition and disposal experience.
- Practical understanding of commercial property and L&T experience.
- A track record of achieving stretching targets and delivering against cost efficiency and revenue generation.
- Excellent communication and stakeholder relationship management skills.
- Good IT skills with working knowledge of word, excel and powerpoint – Google equivalents an advantage
- Must have a strong verbal and numerical skills and be comfortable with report writing
- High levels of energy, drive and resilience, with the flexibility to thrive in a fast-paced, dynamic environment, work under pressure and deliver at pace.
- Ability to manage large and varied workload and demonstrate high levels of organisational and analytical skills
- Drive and determination to continuously improve with a demonstrable can-do attitude

- Location: Watford and Hemel Hempstead. Our Head Office is based in Watford, just 20 minutes from London Euston. From Watford Junction, we are a 15-minute walk to our Head Office.
